Investor — €9.99/month (€119.88/year)
The Investor plan is designed for active real estate investors managing up to 20 units. It unlocks the full feature set required for professional rental management, including utility billing (Nebenkostenabrechnung), utility cost analysis, new tenancy process management, and DATEV \& Anlage V tax export. Annual billing saves 10% compared to the monthly rate.
Portfolio — €29.99/month (€359.88/year)
The Portfolio plan is the complete solution for ambitious landlords and investors managing up to 100 units. It includes all Investor features plus significantly expanded document storage (25 GB), priority support, and access to upcoming features including tenant portal, digital mail dispatch, property acquisition analysis, and bank portfolio reporting. Annual billing saves 10% compared to the monthly rate.
Flat-Rate Pricing Philosophy
Many competing property management platforms charge per unit — meaning costs increase directly as your portfolio grows. ImmoCentrio takes a different approach: one flat monthly rate per plan, regardless of how many units you manage within the plan's limit. Annual vs. Monthly Billing
Both monthly and annual billing options are available for the Investor and Portfolio plans. Annual subscribers save 10% across the full year. Subscriptions can be managed directly through the ImmoCentrio customer portal.
VAT \& Invoicing
ImmoCentrio is operated under the Kleinunternehmerregelung (§19 UStG). Invoices are issued without VAT. All billing is handled securely through Stripe.
Free Trial

Upgrading \& Downgrading
