Comments: Basic functions in Breeze all work but when you start implementing the extended features that are advertised the system starts to show inadequate QA. Several features are incomplete and while are client facing, do not work such as online applications, BC Proof of Service, Tenant Lease Signing and putting Tenant status to Notice while Month to Month. With the lack of API means that many tasks that should be automated end up being manual and takes up staff time that could better be deployed. On a daily work flow Yardi Breeze does provide fairly robust features and some that are excellent. At the time of our procurement it was the best solution available on the market.

Yardi Breeze is Fantastic

Comments: Yardi Breeze has been absolutely wonderful to learn. Definitely easier to figure and understand compared to other similar products I've used in the past.

Pros:

Yardi Breeze is very user friendly and easy to learn especially with the help from agents in the chat. They are always happy to help walk you through anything you need help learning or understanding.

Cons:

The lack of integration. Also, that you are unable to edit how Debit Card payments are allocated. It's a bit frustrating to have to request via chat for them to edited by the Yardi team when residents apply the payments towards rent instead of other open balances first.

Breeze is good and easy to use

Comments: Mostly good, but many frustrating times as it feels like there is arrogance on the development team, or at least a sense of it. I have been a Yardi user of over 30 years. In the past it felt like Yardi took user comments and suggestions and made smart changes. Now it feels like all suggestions are taken as insult

Pros:

Simple and easy to navigate. Features like copy payable or journal are time savers. Customer service is good when you call (not chat). Reporting is mostly good, but there are problems that need to be addressed.

Cons:

It feels like the programming team lacks accounting knowledge or experience. Suggestions to improve are largely ignored. An example if the Bill Pay Report that does not comply with GAAP. Electronic payments are too common now for this to be ignored. The chat function for help is tedious to use and if initiating, typically will change to e-mail and wipe out the beginnings of any chat. Once a payable is posted, it is impossible to correct the GL account

Comments: Coming from Genesis2 to Breeze Premier has been overall positive. I am able to adequately operate my properties. As a one person office, I appreciate the overall ease of Breeze Premier.

Pros:

The primary functions are easy to use. The product does provide flexibility to do more detailed functions as well.

Cons:

I have not found a way to tailor several reports to meet my needs.

Comments: We have been wowed with the overall performace of YardiBreeze Preimer and by the improvements they continue to make.

Pros:

Yardi Breeze Preimer is great because you can do MultiFamily leasing and Commercial leasing. Being able to integrate RentCafe to our website has been a function we didn't have previously. This has reduced our need for paper applications.

Cons:

The Filtering functions could use some improvements when pulling data.

Pros:

Yardi breeze is very user friendly, easy to navigate. It is also great to access from any computer as it is web driven.

Cons:

I don’t have any complaints. The east of reporting and downloading into excel is a plus.

Yardi Breeze is a solid choice

Comments: There have been very few things I haven't been able to figure out a way to do. Customer chat responses are pretty good, but issues that have to be escalated to other departments take days to resolve.

Pros:

User interface is clean and easy to use. I have many different entities and having them all in one system is great.

Cons:

Requests for seemingly simple improvements are not responded to. Building custom reports myself is very limited. Support response times are too long - there is no sense of urgency when the issue is critical.

Comments: Yardi has been a simple and elegant solution for my property management needs. Being able to ask questions and resolve issues via chat is quick and easy.

Pros:

Yardi Breeze is so simple to use! It is intuitive and connects the dots with minimal input from staff.

Cons:

There are a few less features than in Breeze Premier or, of course, Voyager. However, for the cost, it's a no-brainer for market rate property management.

Comments: I have been using 2+ years and have been pleased with the software.

Pros:

The software is very user friendly and has a nice user interface. It is a complete software package for the real estate industry with all the necessary tools in one place: Accounting, Lease Management, Tenant Communication.

Cons:

There are certain features that could be improved based on other software available. Re-applying cash receipts could be improved. The ability to have more fields available for true mail merge communication with tenants would be awesome.

Comments: My initial decision to go with Yardi was because the seller told me about a new feature that would allow data transfer from Buildium to Yardi in a single click. They said that this seller doesn't work for Yardi anymore. Unfortunately, I discovered 3 months later that this feature did not exist, necessitating manual data transfer. This process was not only time-consuming, taking approximately 30 hours for just a third of the data, but also costly, with an additional 60 hours estimated to complete the task, amounting to an extra +$1000. Despite the misleading information from the seller, Yardi refused to offer a refund for the remaining months. I do understand, as I signed the contract, but I still find this unfair as I was lied to get that contract signed. Ultimately, I have decided to return to Buildium, which, following recent updates, offers superior software with more features compared to Yardi, for a cheaper price!

Pros:

This software is Canadian and offers a faster payment process for tenants and owners when they use one of Canada's five major banks.

Cons:

- The lack of an open API is a significant drawback, especially given the product's high pricing. - The contract can only be canceled in the first month, yet fully testing the software within this period is impractical. It took 3 months to set up payments, tenant screening, and other features, making it impossible to evaluate the software's full capabilities fairly. - The user interface is not intuitive. For instance, deleting a property requires navigating to a special option within the admin toolbox rather than allowing direct deletion from the property list. Extensive training from Yardi staff is necessary to navigate the system, which is a challenge even for someone with my technology proficiency. - The phone application does not support adding notes to a unit, such as door keypad or keybox codes. - Tenant screening functionality is basic, requiring manual entry by my staff. In contrast, platforms like Singlekey offer advanced features, enabling tenants to input their information directly and pay for their screening seamlessly.

Best decision we ever made

Comments: Yardi Breeze was easy to set up and move the data out of our old software and set up everything in Yardi. The trainers were supportive and easy to work with. We have now been with Yardi for 18 months and I wish we would have switched years ago.

Pros:

Yardi Breeze is super user friendly. The ability to search various fields to find vendors and tenants is amazing. The bank reconciliations are easy to do. I cannot think of anything that is not a Breeze!

Cons:

I wish there was a Payroll module. We have to outsource payroll. This is the only negative to Yardi Breeze.

Great Product - still a work in progress

Comments: We are quite satisfied with Yardi Breeze and always look forward to the updates to make this an even better product!!

Pros:

It is a comprehensive program that allows us to synchronize our property management, administration and accounting functions together. We have gained efficiencies throughout the organization. In addition, as a user of many of Yardi's platforms, Breeze is easy to use and is quite user friendly.

Cons:

While using the product there are a number of glitches/processes that need to be improved upon. The check scanning App doesn't work for Canadian bank accounts and we cannot use it. In addition, remittance advice on EFT payments is missing information like the invoice number and some other areas can be improved. For the reporting, the Tenant code is not on any of the reports.

Comments: So far it has been great. I like that all the documents can be uploaded to each tenant and we can keep track of all correspondence.

Pros:

I like that Yardi Breeze is easy to use and has a chat function to quickly as for help.

Cons:

It does not pro-rate a lease amount if the tenant is moving in mid month. Also, want a way prospects can book an appointment to come tour the building, currently using calendly for this.

Comments: Cloud access has been good, and the Rent Cafe has streamlined tedious aspects of property management. But the software could be improved in many areas.

Pros:

Rent Cafe payments from tenants have made the biggest difference in management productivity. And then being in the cloud so that data is accessible from anywhere has been helpful.

Cons:

Lack of built-in incentive options in the software to get tenants to sign up for Rent Cafe - such as a rent discount (one time or each month) if tenant uses Rent Cafe. Also, fields should be pre-loaded with often used search items.

Comments: it is good, easy to use daily, mostly easy to see what the tenant has paid and what they have not paid and what they will owe plus is shows all upcoming charges which I love too

Pros:

How easy it is to use and catch on to new things when using the software

when I am unsure how to do something I usually have to chat with a representative - the help does not give me the answer

Yardi, a barely functional property management software

Comments: It seems that whoever made this software has never tried it for property management. On paper it checks all the boxes, in practice it's probably one of the worst softwares I've had to interface with. I've time and time again suggested improvements, but the improvements they make literally could be done in 1 hour by any competent software engineer but it takes literally months for a single feature to be pushed out

Pros:

I like that I can store all my property and tenant data in a database

Cons:

1. Cannot use property inspection tool, because you can't zoom in on photos for move in move out inspections. 2. Rentcafe has terrible user interface, I am essentially tech support for tenants because the portal is confusing 3. Cannot work in Yardi in 2+ windows/tabs simultaneously 4. Cannot track employees changing a RENTAL amount. Absolutely NO TRACEABILITY FOR THIS. Hope you have honest employees 5. The chat support is very unknowledgeable, 9/10 times I have to wait for them to find the answer from their superior or someone else, which usually takes 2+ days 6. Rentcafe is garbage, I literally could not even apply for a unit on rentcafe, in fact rentcafe shows occupied units as available. BUGGY

Yardi is a BREEZE to use.

Comments: Yardi Breeze has significantly improved efficiency of my tasks. It's reliable, user-friendly software that I would highly recommend to anyone in the property management business.

Pros:

I've been using Yardi Breeze for a while now, and I can confidently say that it has been an excellent choice for property management. The software is incredibly easy to use, making it accessible even for those who aren't particularly tech-savvy.

Cons:

You are not able to edit the date on the invoice once it's been approved. You would have to go through the admin tool then find the transaction, then edit the date. You should be able to change the date when it is still under payables. The other thing I noticed is that if you are multitasking and leave in the middle of the invoice without finishing or saving, it creates a duplicate when you go back to save. It gives you a "duplicate invoice" message. Not sure why that's happening.

Programing Simplified

Comments: The ease of using the program and the transferring from Genesis to Breeze was a smooth transition. The chat, email feature and the quick response; not to mention Breeze staff, the experience is phenomenal.

Pros:

The dashboard, layout, dropdowns, etc. It's great and very user friendly. It's cut some of my work on half. Only a few clicks to get to the correct data being researched. We're very happy with Breeze and it's only been a couple of months.

Cons:

There's a GL report that we would submit on monthly basis through Genesis and Breeze does a similar report, but it's not as good as previous program.
